guys, i talk to the management office this morning and i also shock of the reason that there are still alot of the tenant not paiyng the maintenance fees, do u think it is good to accept?
what i am thinking is the committe need to feedback this to the BJD. If there is not enough guard then it is time they look the alternatives to solve the security issue. I am concerning my family or love stay here.
guys i think we need to sit and ask the BJD to explain these to us......we need to fight our right back.... :x

I totally agree that the mgt can't just put the blame on those who didn't pay the maintenance fees. From the financial statement which was posted on the notice board, it showed that they were making some money eventhough there were ppl who are not paying the maintenance fees. Have they thought that the reason why ppl are not paying is because of they are not doing their job hence ppl are fed up?
We should fight for our right like what makurut mentioned. Even with grill and lock, the robbers even dare to come in, I can't imagine what else. We seriously need to do something fast before someone actually gets hurt.
Perhaps we should highlight this in the press or Edisi Siasat on what's happening and why nothing's been done. Mgt blames BJD for the delay and BJD blames mgt back. It's like a back & forth thingy. It's time we, the residents, put our feet down and say enough is enough. Don't put the blame on the residents when they can't do anything right. Mgt & BJD don't care coz it's not their life that are affected. It's us the residents who are living in fear now.

I think we should all storm into the mgmt office this Saturday to demand a good explanantion on the recent issues and "overdue" issues.
By saying that the mgmt have no money because lots of ppl not paying up the maintenance fees is too lame.......what happen to those who paid up accordingly????
You can put the reason for those who never paid up, but for ppl paying up on time, what have they done to make the area more secure to live in????
Committee and all who have their concerns, lets storm to the mgmt office this weekend!!!!!!!

COOL down... strongly agree that we cant just sit down & do nothing.
Personally think there wont be any outcome even if we storm in the management office, their excuse will forever 'kami aje kerja sini, tak boleh cakap atau decide ape-ape. tolong lar timbang rasa sikit'
wahahaa...... all kind of lame reasons & excuses given by them and the boss will always sit down at the back counting the $$ without any disturbance.
Between, how many residents are reading this forum and acting / being co-operative?
We got to act as a wise consumer, inform them through all kind of legal or effective channel. Approach reporters, write in to newspaper or tv programme get more attention. Let others people know what have the developer or their so call Management people done all these while...
60% of residents paid up the maintenance fees yet not enough for them to hire security guards or cleaner to clean our rubbish room?
In fact, the most basic thing we requested in the initial stage dustbin at every lobby till now the management still cant deliver. Guess the reason behind is because there are 40% of residents do not pay their maintenance fees which is not making any sense at all!

I was also actually thinking how come there's no rubbish bin located at the lobby. At least people won't simply throw their rubbish on the floor. The mgt probably needs all 100% of the residents to pay their maintenance fees so that they can only buy 1 rubbish bin which cost them a gold. Gosh, didn't know rubbish bin can cost so much these days. haha! Have they thought that probably the balance 40% are those that have their units still vacant and not staying there?
It is a very easy and lame reason to push the blame to those who did not pay for the maintenance fees. But like you said, what about those who has? What did they get in return? Sleepless nights and fear!
I think it'll be good if we can get this issue we are facing to the public attention so that other people knows too. maybe that will make them really do something.

wow, life case for Mission Impossible 3 huh? 13th floor also dare to jump and stick on the grill and put one hand into the grill to cut the lock.
Assume 2 legs standing and one hand hold the grill to prevent falling down. So, it means one hand with cutter can cut off the lock. By saying this, these thief must be a professional and having a special cutter to do so.
Hm... I think alarm system should be installed. But is alarm system useful for those professional thief?
There was an evidence left (a pair of shoes). I informed the guard on that and after that I came up back the shoes were already taken by (no idea who). I checked with resident on my floor no one own the shoes.by mkaur
From above statement, it means that the thief or thief gang is live near the 13th floor or same block. But why they living their shoe there? forgot to take or too rush? and then dare to return to collect it. and y the shoe leave in front of the neighbor house that far from incident venue?
hm.... from the scenario describe here. I think the thief must be professional thief. we better put more solid pad lock and install alarm system specially those who leave lower floor.

Good day, I have not moved in yet but looking at this forum posting on the THEFT happening oredi making me *Shake head* & shock :shock:
Honestly looking at the Jalil damai compound where the gate is so low any outside man can easily climb over in & out without being notice by those sec.guard.
Sad part is some of them who is climbing these gates is the owner itself, as its a much easier access to their own block.
3 to 4 month back I still remember seeing guard at the lobby area but last week visit I dont see anymore.
Installing Grille or Alarm i think i will opt for alarm as the cost is almost same.

As for the lame excuses given by Managment regarding the maintenence fee it is totally crap!
I thought the management have control over the water of each unit.. if they dont pay then lock the water lah.. I am sure those who have not been paying will pay up rite?

emmmm....... well i hope this is not one of those forums where people just talk about things and do nothin bout it ....a common attitude for most of us anyway .... i suggest everyone put their head together and work out somethin rather than just dicussin bout it in the forum..... eventhough i'm just renting the house in jalil damai....i would like to contribute somethin before i move to elsewhere.... do feel free to drop a PM if anyone has a good plan... well i have plenty but i've noticed some of the people disagrees with my idea.....if you ain't gonna spend an extra penny to save guard your house no matter how much money you save.....it all be gone a day.....stolen :!: :!: :!:

Dissapointment with Management & Security! It was another sleepless night for my family and me.
Reason because there is another break in at 6th floor and 3 cases at Block B! Another can imagine that? More than 10 break ins within a week?!!!
Fyi, the thief are very daring as there's a renovation going at the same floor and an unit with owner around yet they manage to get in the house without anyone realisation.
Oh my gosh... what kind of Management & Security they are?
Checked with the guard supevisor - Zulkifri, according to him they are lack of security guards due to lack of $$$ from Management again. Imagine the security guard is getting only RM20++ per day? Do they willing to really keep an eye on the JDA security? Everyone of us works for $$$, if the $$$ is insufficient then i think the work produce also slapdash.
Between, management actually sent people to do quotation on the card access gate but till now no news or implementation from the Management.
Where happened to all the $$$ we paid to management?
Really hope there's a way to get rid of the management & theft!

How can there be a lack of $$$ from mgt? Just look at the financial statement that was posted on the notice board. They are still making $$$. So if mgt still gives the same old excuse as no budget, that's plain dog story...
Sorry to hear abt ur sleepless night sha. when did it happened? And they broke into the house through yard again or the main door? Any idea?
I think the robbers managed to get in because they could have pretend to be the owners. So most of the time, nobody really bothers. I think right now, the best way (till the mgt does take action) is get to know your neighbours as in who's staying at your floors. So if you do see anyone who is not suppose to be from your floor, notify the guards immediately. Regardless it maybe the other tenant's visitors or not, we can't take chances anymore.
Other than that, just becareful and always keep a look out at the slightest noise. Any grill banging or sort, just notify the guards, regardless if it's the owner who forgets their keys or etc.
We can't let this go on anymore. It's becoming a joke as other condos / apt units also knows the break in that is happening at JDA already. If so, no one will dare to stay in JDA anymore.

WHAT !! another break in ? I was there at 6th Floor at my unit inspecting my unit renovation I was there from 2 to 3pm but did not see any suspicious ppl at the floor.

i am wondering will the management or residents themselves willing to take part or not? As most of the resident’s attitude is dont give a care at all...
Still remember few months back, i went door to door to get membership. Very little amount will join but some even being perfunctory.
If our resident’s community does not being strong enough then how could we fight for our rights?
Fyi, some owner dont even make police report. So, where are the evidences?
Guess Management knew that's the attitude so they also ignore or try to delay everything as long as possible till we do not make noise.
Still remember when i was in mgmt off early May, asked Zakaria 'so far, how many break ins?' his answer was 'last month EMPAT AJE' - which i think he is just referring to that particular day / week! :evil:
