Floor tiles
Hello there. Does anybody have any problems with their floor tiles? Apparently the developer has used the wrong type of cleaning detergent and this has stained the ceremic floor tiles of some units. External cleaners have been brought in to clean and wax the tiles (my unit has received such cleaning treatment), but I don't think it will last and the damage is already done. Anybody out there facing the same problem and not satisfied with the outcome? Thanks.

Dear tpwong, I'm staying in block C too & facing the same problem. According to my contractor this is due to the low grade tiles used for the flooring. I myself hv used many typeys of cleaners but still not working - sore eyes !! :( Since I'm new can anyone tell me: name & tel # for assistance in the event any problem arise at the apmt ??? esp. in dealing with the Segi Terang staff ??? I did complain to the guard for them to stop the renov. works as it continued till 8 pm on saturday & 10pm on sunday but ending up having them coming to my apmt. arguing with me for complaining to the guard. When I inform Dhyan - mgmt office all he said that he will send to them warning letter - thats all !!! & they still continue doing the renov works when ever they wish !!! Glad that there is web to interact & look forward for better living :D

Dear Neighbours, I am from Block C as well but might be lucky enough that didnt face such problem. What i actually did is check through the appartment and listed down whatever need to be change in the the deffect list then the developer help me to changed them. err.. there's one thing i want to highlight is that, some neighbours really love to stay awake late and make noise all the time. what they did was throwing something to the floor all the time and i could hear it exactly the noise is came from my upper floor neighbour it's really irritating me sometimes..especially middle of the night

What a pity to sha, But this problem.... can you walk up and let your neighbour knows its irritating and disturbing??!......... :D

Dear katml & sha, Thanks for the reply. At least we all know now that - I hv problem with noise of renovation works after hrs & during weekends & sha hv problem with noisy neighb. as I said earlier, I've informed & complained to Dhyan & he said he will give segi terang warning letter and still renov works continues as usual to the day & time segi terang likes - So how to resolve this matter ??? As for sha, I myself dare not going upstairs to let them know they are bothering you late at night especially when you do not know who they are - my suggestion is to file formal complain to Dhyan & let him try to resolve the matter for you BTW here is Dhyan HP # 019 - 606 1788 Thanks

exactly, ssh! i wouldn't dare to walk up there & ask my neighbour to be considerate as i have no idea who are. what if i ring the bell and 'negro' women is the one answer the door? or some other fierce people?

Dear sha, I agree with u !!! Scary as they are big size & very loud !!! I hv bumped into 2 different "Negro'' families staying @ our block I think it is time for all of us to hv the said meeting (saturday or sunday) & try to sort all the issues/problems we faced as a group

Dear tpwong, I'm stay in Block C :D , and facing the same problem also, which is the tiles problem.We already make complaint to the developer few months ago,then they sent 2 worker come to our house try to clean and wax the tiles...but the problem still remain. So recently we make another complaint to the developer again,and ask the person incharge come to our house and look for our problem.Now they are going to contact their contractor to ask them estimate what is the total cost to change the tiles,coz we request to change. Maybe you can contact the management office in Block B En.Sofian or Gombak,ask them to look for your problem.We have the right to ask them change for us,coz this is one of the defect work,else we can raise up this issue to the goverment....

wow, i thought the tiles can be cleaned up? About 3 weeks ago, I tried using Hydrocloric acid (of course, I diluted it with water first) and guess what - I failed to clean some of the tiles. It looks like the dirt or whatever it is are beneath the tiles. It looks like black smoke trapped inside the tiles! On some areas, the dirty part looks like the tiles had been harshly trated - not smooth... what can i do?

Hi, I am facing the same problems.. same thing, use d acid cleaner.. cant remove it at all. The problem is, i didn't put it into my defeat list as i didnt notice that when we inspect the house, only after renovation and cleaned the entire house, then we notice some of the tiles has problems. Do you think I can still make complaints to the management? Thanks, CCH

Yes indeed, some of the tiles are spoilt by the developer themselves. They do not want to fulfill their responsibility. I've already moved into my unit with furniture too, I couldn't wait forever for them to replace the tiles. The cleaning by external cleaners have made the blackish stain less visible, but the layer of wax applied will come off here and there if your feet is wet/damp. And the wax does not stick to the rough surface areas though.

Floor tiles...
Last week the developer had arranged the contractor to our unit to polish the tiles....so after polished...the result quite ok.Now we are monitor the result,if few weeks later the problem back again,we will ask to change. So for those who are facing the same problem, maybe you can request to polish first,then monitor the result,coz they wont direct change the tiles to you... And for those who are not list this problem into their defect work, your can go to the management office look for En.Sofian, tell him your problem,then he will ask you to fill in another form. Note:Please don't buy any special cleaner to clean the tiles....coz it will make the thing more worst....So your can call management office contact En.Sofian or Mr.Gobak.But must beware for this Gobak...coz this guy very best in "Twist"....(coz he is indian)hihi..... :lol:

Defect Period
Just to share some info with u all. The defect period is 18 months from the VP date, so as long as it is within the 18 months period, any defect we can still fill in the defect form & let the developer to attend to it. 5% of our Purchase price will be retained by the stakeholder lawyer & the lawyer will release 2.5% to the developer after 6 months. Therefore, we still have 2.5% retained with the lawyer now. If the developer does not take any action after you have filled in the defect form, I would suggest that you all write a formal letter to the developer and cc the letter to the stakeholder lawyer as well as your SPA lawyer. I have the same problem with the floor tiles & filled in the defect form but no action taken by the developer after a month. I wrote a letter to the developer, CC to management office, stakeholders lawyer & my own SPA lawyer to inform them that if the defect is not attended to within 14 days, then I will get my own contractor to do and all the expenses will be off-set with the 2.5% stakeholders sum. Besides, I'll claim for compensation as my tenant can't shift in before the defect been rectified. Guess what? The defect work was attended to within a week. I think, we should know our right before we can act on it. Consult your SPA lawyer if you have any doubt. Of course, in actual fact it is not that easy to offset the expenses with the stakeholders sum. The actual prossess is very troblesome. But we need to let the developer know that we actually know our right as a purchaser.

excellent, tll! for the benefit of the rest, be mindful of this date: 01.12.2002. that's when the housing developers (control and licensing) (amendment) act 2002 took effect. in simple terms, if you signed your s&p before that date, your defect liability period is only 12 MONTHS. only s&p signed after that date enjoy an extended defect liability period of 18 MONTHS. just so you people do not procrastinate in making your claims...
