si building manager tak tau baca email dekat dia pun tak guna.... si saravanan lagi teruk, dia kata khabar dia tak ada baik, semua orang marah dia, tapi semua bukan kerja dia and maintenance fees yang kita bayar pun bukan masuk pocket raine horne....tapi terus ke BJD... moral of the story, saravanan ni hanya dibayar untuk duduk dekat JDA dan dia ni memang tak guna and tak mau ki complain dekat dia

“After much hue and cry, the RA was finally given the green light by the Lembaga Penilai, Pentaksir Dan Ejen Harta Tanah Malaysia to temporarily manage the condominiums as owners of the units, provided they appoint a registered valuer to professionally manage Bukit OUG Condominiums.” Don’t quite understand the above para. What was the action taken that resulted in the above decision? Legal proceeding against Developer? Was there an order granted? Why Lembaga Penilai, Pentaksir Dan Ejen Harta Tanah Malaysia? Very interesting, this is a real classic example by Bukit OUG Height in the fight of “David against the Goliath”. For JDA, enough said, sufficient proofs. When you are talking to a dumb, you know how difficult it is to get the things done, and then you realize the only way out is to do it “gang-ho” way. Will a signing petition help? as a source of evidence of residents support, for any action against management.

Will a signing petition help? as a source of evidence of residents support, for any action against management. ya...... memang ada kes mahkamah. mahkamah telah memutuskan bahawa penduduk berhak mengurus kawasan am kerana syarikat pengurusan tidak sah. pengurusan hartanah adalah di bawah bidangkuasa lembaga penilai, penaksir dan ejen hartanah malaysia. raine horne hanya boneka bjd semata mata. semua wang yang dibayar adalah kepada bjd dan bukannya raine horne. tiada apa apa peruntukan untuk memastikan bahawa wang tersebut dimasukkan ke dalam akaun khas pengurusan jalil damai dan bukannya akaun am bjd. tanya diri sendiri adakah begitu susah bagi mereka mengemukan penyata akaun? adakah terdapat banyak butir butir kutipan/perbelanjaan?

Updates on meeting with lawyer: 1) Lawyer will be checking whether is there any act governing the management to disclose their management account to the resident since until today they did not reveal the accounts. 2) Lawyer will be writing to developer asking for the breakdown of the maintenance fee which we are paying ie. percentage for cleaning, security, landscaping etc. 3)Lawyer will be preparing a checklist for us to get residents feedback and get the actual number of break-ins within JDA. 4)Those who would like to join in for the legal action, please prepare a copy of your police report and we will collect the copy from you when we come around. 5) For those who did not make police report but house was also broken in before, lawyer will prepare a statutory declaration form for your to declare your things which was stolen and then, need the commissioner of oath to certify and with that, you can also join in together for the legal action. 6) ANYONE INTERESTED TO VOLUNTEER TO HELP OUT. PLEASE PM ME YOUR CONTACT NUMBER & NAME. This is why I want to emphasize the above, so that developer and management will stop pushing the ball around. Please join in with us in taking the legal action against developer and management especially those who were a victim of burglary. I believe I have pm quite a number of you guys. Dan, Just curious, are you taking an action against the management and/or developer for: (i) the burglaries cases and claims as basis for the necessary application to court, OR, (ii) their slack in carrying out their role as management for JDA ( which include the security issue and non-disclosure of management accounts etc etc etc ) and therefore a basis ( hopefully) to remove them, just like Bukit OUG Height? For Bukit OUG Height, not sure their CF has been issued as of date. In view the developer has been wound-up and the liquidators are under no obligation to apply strata title for the project (subject to availability of funds into their hand), more reason the residents of Bukit OUG Height should stand up and take over the role, perhaps also self- funding the title application later on. And for this, I believe their RA has done a good job. We hope to see this in our RA too, and there is no harm to try to find out how from the RA of Bukit OUG Height the details of how they initiated the actions, after all, we all faced the same problems. Seriously, I do not know what is the position maintain by our RA with regard to the issues at hand. But if legal action against the developer/management is the only way out, I believe all residents will support the RA, not only morally, but actual field work. I personally respect our RA and wish to work hand-in hand with them. I do not think as residents, we are here to remove the management. They may keep that role as their golden egg, but provided they have also done their part in properly manage JDA, particularly, transparency of the management accounts.

Hi. This is extracted from The Star On-line today. Thursday December 7, 2006 Many high-rise residents face maintenance woes RESIDENTS of high-rise apartments have complained to the Federation of Malaysia Consumers Association (Fomca) about the high service charges and poor standard of service provided by management companies. They claimed that some of the housing maintenance companies were not concerned about the welfare of residents, reported Makkal Osai. Fomca president N. Marimuthu, in confirming that Fomca received many complaints, welcomed the recent announcement by Deputy Prime Minister Datuk Seri Najib Tun Razak of the appointment of a building commissioner in every state to look into the problems faced by high-rise residents. He said there were many disputes arising in the maintenance, from the time of completion of building the apartments until the issuance of strata titles, which should be solved by the building commissioner. Residents who were not happy with their maintenance companies for charging high service charges and failing to provide efficient service should refer the problems to the building commissioner. Marimuthu hoped that the building commissioner would solve all the problems faced by the high-rise residents and ensure that maintenance companies complete repairs and other outstanding issues as soon as possible.

With more than RM200K+ collected, only then the project start moving. So is very obvious that the generous residents of JDA are financing that project. No doubt if we stop paying maint. fee, sure BJD go bankcrupt. :D

dah bertahun tahun bjd punya akaun pada tahap merah. si ho hup pulak kena bagi duit......... tapi bukan mcm dia org banyak duit pun :lol: tapi ada jugak baik kita punya apartmen dah siap....... bukan macam tu jalil sutera. terbengkalai je. siapa mau beli rumah bjd lagi??????
