Hi Aaron
For your info, I have requested for the insurance policy from developer since the letter was sent out by developer.
I spoken to the person in charge-Ms Yap. All she could tell me is, she dunno anything about the insurance coverage because she is still new and she dun have the policy which I think she has because when I asked for the amount covered for Fire and Burglary Policy, she gave me RM64mil and RM50k.
Then she told me to call management for the policy, which I think Management ar - HOPELESS la....
So I call direct to Commerce Assurance Bhd to find out myself but unfortunately still cannot get the policy but at least I have some info.
The person in charge of Bukit Jalil Development Account is Mr Ho from Maluri Branch - will give u the contact later when I get off work

matilah like this... the bloody bank will go ahead to buy another fire insurance even though we already have it ... this is due the inefficient management being unable to give us a copy of the certificate!!

this is what i got from the bank after a few hours of screwing them to give me black and white to extend the dateline.....
so due to the bloody fucked up management who can't give us the certificate, we will end up paying for another insurance on top of whatever we already have (or should have) ..... we are getting screwed by the management and the bank as well... what a great situation lah...
anyone else having this problem???
Perhaps we should also go and see Mr Michael Chong from MCA..??

No worries, Aaron, even if the bank has effected your insurance policy, once you get the policy from the management and send it to the bank, they are supposed to reverse the amount.
You may refer to Bank Negera - www.bankinginfo.com.my - if i am not wrong.
What I want to emphasize here is, the Burglary POlicy and Public Liability policy which the management bought, the premium should be part of the maintenance fee that we are paying, so when the management bill us the insurance premium amount, we are only supposed to be paying for the fire insurance portion.

Safe box holder sues bank over Raya theft (article from today's STAR)

KUALA LUMPUR: Wong Lee Hal had put every piece of jewellery she owned worth in total about RM100,000 in the bank, thinking that her precious keepsakes would be safe there while she went on a month-long holiday with her family to New Zealand.
She was wrong. Her safe deposit box containing more than 30 gold and diamond pieces was emptied in a break-in at the bank during the recent Hari Raya holidays.
Wong, 42, filed a suit against xxxxx Bank Bhd at the High Court yesterday, citing negligence as cause of the legal action.
She claimed that there was wilful neglect and omission on the part of the bank when it failed to station a security guard and an effective security system at the branch.
“The bank also failed to detect the theft within a reasonable time frame. The thieves were in the premises for a long time to allow them to ransack 93 boxes,” she said.
She is seeking special damages of RM100,000 for lost jewellery which included wedding rings and gifts from her businessman husband, and RM56,000 for loss of US$15,000.
She is also seeking an unspecified amount as general and aggravated damages.
Wong told reporters that she had opened the safe deposit box in January.
“Can the bank still call it a safe deposit box after this? I don’t trust them anymore. All the jewellery I collected over the last 18 years is gone,” said the tearful mother of three.
Wong, who works as an office administrator in her husband’s company, said her holiday to New Zealand was wrecked by the theft.
“I cried for two weeks after receiving a call from the bank. I could not come back immediately because I could not get a ticket,” she added.
Wong said the incident should not have happened since it was not the first break-in at a bank here.

I believe we have the same case as above. Just as a safe deposit in a bank is a trusted place to keep valuables, the very reason we are in a \\"secured\\" apartment is there should be security and safety. 5 apartments in a day is failing to detect within a reasonable timeframe, not a first break-in - that sounds familiar !

Hi All,
I am not sure whether all of you know this or not but I just found out yesterday when I manage to did out the old advertisement of Jalil Damai Apt in The Star Newspaper which was dated June 22,2002.
In the ad, developer advertised that legal fees and stamp duty waived if we purchased before 30/06/2002. Terms is that we must use the developer's solicitor.
I mentioned this to my neighbour who actually used developer's solicitor but developer did not pay the legal fees and stamp duty......seems like this is another case to take action against the developer.......
I think all of us have to check back our SPA and the legal fees & stamp duty which we have paid and it is now time to claim back more $$$.....

in fact...i will still waiting for the management to implement the card access system.....seems like no news from the management AGAIN....i wondering y the developer appointed this management company....may be they r good in property valuation....but definately not good in managing property....
everyone has paid up the maintenance fee to renew the parking sticker...dun tell me they dun have the money to implement the addtional security system...
wtf they r doing? now the sticker has to be renewed in coming january....v have to pay up to date...but is the security service up to the standard?
it is really disappointed...especially this is the first property project undertaken by this so called public listed company...pls tell ur relatives or friends not to buy their new property again

For your information we are in the process of addressing the security issue. Beside address this with Security and Management internally we need to strengthern the individual unit security like add additional lock, alarm system, strengthern the grill.
And it is not fair for you to put the comment that the current committee does not do work and treat them as VVIP in Deeparaya. Do you know we do not spend the member fee that u paid to run the event it all come from MCA, Security Company and Committee Sponsor to run this event. Therefore, we need to treat them well in Deeparaya. But doesn't mean during other occasion we'll treat them like VVIP.
Do you know in this Deeparaya there is only 1 resident will to sponsor. It show how the team work in Jalil Damai. Please ask yourself do u even think of helping us. Is just happen you involve in this incident. Do not think we are not concern. Personally my house was break in during Chinese New Year and the total lost is almost 8K. Do you think we do not concern!!!
To do our job is not easy hope u understand. We not even get a single cent out of it and yet every monday after work we need to spend 3 or 4 hours to conduct the weekly meeting.
For your information the resposibilities must come from every one stay in this area not only Committee. The purpose of the Committtee is to help to facilitate the action.

What we want is just some updates on what is going on.....I don't think that is too much to ask for. And I have never blamed the committee for not doing anything because I understand that your effort are on voluntary basis and we appreciate this. But please, some update on the forum on what is going on.
Anyway, I understand your predicament on your house, for your info, I lost more than RM30k which are all my wedding gifts and cash. This is why I am extremely mad and I cannot wait any longer but to act all on my own.
Therefore, let's work together to get things moving. 8)

I really agree on you coz there are some legal thing pending when we take over from the previous team. At the same time each member have to find ways to work with each other that also take us come time.
