fellas, i just got off the phone with Miss Siva from Bukit Jalil Development Sdn Bhd, 03-79827711. This is with relations to the Master Fire Insurance. The have added an extra Burglary policy on top of the standard one. I think we are paying for this insurance (in the monthly management fees) to cover management losses in case we sue them.... basically we are paying to be covered and get robbed while management sit there and arrange insurance for us... how nice eh!! this issue should be brought up against the current management. One thing for sure, i wont be paying for this \"insurance\" just to be robbed. anyone who isn't happy with it, by all means, call them n screw them as you wish coz i already did so. And by the way, if the bank calls and bothers you about master fire insurance, get hold of Miss Siva to send the \"copy\" of the Insurance Cert to the bank. If you dont chase her, i bet it will be a snail-pace process. cheers

Just wondering of the 48 burglaries we know of from the forum, anyone had a burglar alarm ? If not, then I think it may be a good idea to try that out. Although I think to have a burglar alarm defeats the very reason we are in a 24hr security apartment, I think for our personal safety and until management action, it would be wise to protect ourselves. FYI exhibition in Berjaya Times Square this weekend http://www.nst.com.my/Current_News/nst/Tuesday/NewsBreak/20061121163609/Article/index_html PC Fair is coming up again 1-3 Dec KL Convention Center - wireless IPcam and webcam accessible from internet/mobile phone (perhaps an option as personal CCTV) - not sure exactly if they are costly. When I checked with Management the other day whether the security guards did their rounds on 9 Nov when 5 units were broken in, I was shown a schedule when the rounds were done on each block and what time - these are FIXED schedule. Everyday the same. Anyone observing the guards for few days or week will know the regular routine and the best hr to break in. For block D, the break in was between the 10-11am and 4-5pm rounds. I had suggested they should at least randomise the rounds - which the new guy at the mgmt office seems to shrug and say its beyond his control. But why, when the mgt office suppose to manage the security company it employs. My police report was given to the security manager but management does not have a copy of it - if they are not even talking to each other - how effective are they in handling our security issues, let alone aware of it. They don't even have proper records and stats of the break-ins. Just to also thank the committee for all the communication to us these few days- that was what we were looking for. Its true to be effective, you need the support of the people, and to do that there needs to be communication to engage people. I'm sure we are all looking forward to the coming internal dialog which I hope will happen very soon because with Dec round the corner and people clearing leave and go on holiday - firstly a majority may not be able to make it and 2ndly, possibility of further breakins when people are away if no effective actions are in place. True in such short period its difficult to resolve the issue but if we can work together hopefully the thieves will have 2nd thots of striking again. Communication in the forum is a first step but not everyone is in the forum. Publicising in each block for internal dialog will be better. If there's already a weekly meeting amongst the committee, why not have 1 week a month where other residents can join in as a whole. The advantage of engaging more people is more ideas and manpower. Each of us have different concerns (some more towards security, some on CF, maintenance etc) and each of us have different skills - some may have experience in security (I know at least 2 tenants are selling burglar alarms here coz i attended the demos), IT, law, etc - even housewives do have skills that can contribute. So if we can then break into groups of our interest and we can contribute with the committee facilitating, the burden will not be shouldered just by the committee members alone. With more people engaged, there is open communication and we can be in the loop of progress and actions. Maybe the long list in the agenda can become lighter and the items where most people participate is probably of most concern and should be priority. If there are a lot of people think burglar alarm is effective, then maybe we can have bulk purchase to lower the cost. Well - just some suggestions.

Security measures beefed up at Jalil Damai -by MASAMI MUSTAZA - JALIL Damai Apartment’s management company has clarified that they have stepped up security measures at the scheme. Raine, Horne and Zaiki Property Management Sdn Bhd operations manager T. Silvakumaran said they have nine guards on every shift, and they are stationed at all the blocks and the scheme’s entrance and exit. utk apa? tidur? tengok org lalu lalang? kurangkan kadar pengangguran negara “We also make sure that only one entrance and one exit are open at any one time so the guards can monitor closely. kira apa 'monitor closely'? utk tunjuk semua org mana visitor car park? Besides, we also have some of our guards dressed in plainclothes,” he said. kalo mereka asyik bersembang kat pondok, plainclothes ke, pakaian seragam ke, semua orang pun tau la. lu ingat kira pakai uniform baru kira pencuri perasan? kalo nampak jiran banyak soal pun pencuri dah cabut da He said the management also plans to install automatic gates at all entrances and exits which will only be accessible to residents with access cards. soalnya, BILA?!! Silvakumaran said the burglaries that took place on Nov 9 had been reported to the Cheras police. macamlah mereka yang lapor! Cheras police chief ACP Rosli Ahmad said burglaries and break-ins are common in high rise buildings, so the management and residents need to co-operate in coming up with a solution. “There will always be conflicts between residents who pay and do not pay the maintenance fees. Though some people feel that paying for security is a waste of money, you have to consider that this is about your home and your family,” he said He said that the management should also maintain a professional attitude and not skimp on security services because some residents are unwilling to pay. “The management should also implement guidelines such as ensuring that units are only leased to local families as there have been cases where foreigners rented apartments or condominium units to rob their neighbours. He said they will continue making their rounds in the area to ensure the safety of residents. balik balik kita orang tak bayar pulak.

Bila lembu tahu balik rumah sendiri Silvakumaran said the burglaries that took place on Nov 9 had been reported to the Cheras police. macamlah mereka yang lapor! Ini macam dia orang ni kisah, tapi pada hari itu, hanya datang, tengok dan cabut........Nov 11 kita pergi kat management office, Saravanan dekat Management Office apa pun tak tahu, sampai hari in management and security pun tak boleh tunjukkan security insurance yang telah dibeli and asyik bagi nama insurance company yang salah. Pertama kali, Mr Murthi cakap Oriental International (non-existence), lepas bising kat management office, Mr Murthi kata insurance dia ialah Oriental Capital Assurance, tapi sekarang, Mr Murthi beritahu penghuni lain Hong Leong pulak, ini orang banyak kelaka, beli insurance dari mana pun tak tahu...macam mana nak jaga Jalil Damai Apartment?? Bukan ka, property manager ini sepatutnya professional in managing high rise building?? Tapi sekarang, dia nak makan gaji tapi resident sendiri buat kerja dia??
