As far as I know, the maintenance charges is RM90 fixed for 2 years. Then supposedly the residence committee will decide with the management. Sinking fund looks like fixed at RM9 per month, but i think this could be subject to change.
Then of course is the water bill which I hope the committee will sort out soon.

Hey, may be I am a bit outdated on this topic.….yeah I accepted BJD’s LAD waiver proposal and offsetting my maintenance fees for two years. I have all the necessary documents in support of the waiver arrangement. Truly, official receipt is not necessary in this instance, but there is no harm asking id you want, i guess when come to evidence, the more the merrier. I do not think BJD will be so “duh” to turn around and request me (and whoever has accepted the proposal) to pay for the maintenance fees for the affected period. If yes, they must have gotten a lousy solicitor in advising them to do so and I will make sure they lose. In fact, BJD should be more concern to ensure a constant flow of funds is deposited into our mgmt trust a/c to account for the amounts contra under the LAD waiver proposals. And I wish to see that, for sure.
Hmm....that's why i am thinking they probably busy top up the funds into the accounts now before they hand it over for scrutiny purposes. How much to top up? Didnt they need to reconcile the units into accepted/not accepted category? We shall see :!:

I think the term 'waiver' has been misused here. Let's get this straight - there is NO waiver of payment of the Maintenance Fees. We have to pay the Maintenance Fees, one way or the other. It is just that the developer has deducted the Maintenance Fees payable by us (the buyers) in advance from our LAD claims. And the developer is supposed to pay to the Management regularly from what has been deducted, either monthly or quarterly. So we have to make sure that the developer does just that.

shirley, i'm sure the developer will not be asking you to pay for the agreed duration. the issue is, as you noted, whether they actually make the requisite payments into the maintenance account to be held to your credit.
let's just hope they did not assume that maintenance charges were to be deposited into their account and not a separate maintenance account!

i were wonder, why must we PREPAID the mantenance fees for 2 years by contra the LAD ??!! why don just ask them to pay the full amount of LAD, then later on we get the maintenance fees paid monthly?
instead of give them money in advance (mb for their cash) why don we keep the money in bank....

Hi Wong, good for you, it seems like there are many scheme of arrangement here…
Just have a word with BJD and tied all the facts in, as usual, they told me their accounts dept is presently in the midst of reconciling the units to arrive at a correct billings (same excuses from my last chat with Dhyan 2 mth ago). Put it this way, it is really their excuses for being inefficient in the reconciliation and/or they cannot determine the exact cut off date as block F’s VP just delivered and there are units which have yet to come back with their acceptance or vice versa etc etc etc. Cant they do on “piece meal” basis? Well, save my breath to explain to them.
Again, BJD want me to write in to their GM, Ms Irene Leong to highlight the matter which I told them I don’t see the point of doing it, firstly, BJD shouldn’t be reminded to ensure such contribution take place as that arrangement has already sufficiently reflected by virtue of my acceptance, secondly, no point of writing here and there, much have been done and just show us the accounts, simple as that!
They can try to buy times on this matter at the moment but that won’t take them long….. and I believe if they attempt to breach the trust arrangement they owe to the maintenance accounts, they are just screwing up themselves.

(i) bjd is supposed to provide us with a statement of accounts (there have been rumours of our cleaners, guards, sub-cons not being paid). the request was made since 04.07.2005. no reply has been forthcoming.
(ii) they were supposed to discussed the water issue with syabas and get back to us. that has NOT been done. empty promises, no doubt.

It's almost end of the month, understand that from August onwards gotta use new sticker. I've yet to change it.. :?

they have taken down the notice. i do not know whether the issue has been dealt with via their letter to the committee (i've yet to read its contents) but otherwise, no official response from them on this matter. will keep you guys updated but if they do stop you at the gate, do what i will do... keep horning till the guards tak boleh tahan! :)

Hey, received a credit note from mgmt office reflecting the maintenance fee and sinking fund duly paid for the first half of 2005, but sinking fund is only for apr-jun 205 only, strange. So for those who have accepted the waiver proposal, you may wish to ensure u received such credit note too. Good day!

great! for those who have accepted their proposal, please ensure you get your credit note. we may need to reconcile the accounts once (if?) we get our hands on the management accounts...
