Dear All, Just for your info and if you would like to follow. Below is the letter which I will be submitting to the Management Office on my official notice that I will not be paying anymore maintenance fees or sinking fund until then give me a confirmation in accordance to the Building and Common Property (Maintenance and Management) Bill 2006. ------------------------------------------------------------------------------------- Indera Management Services (KL) Sdn Bhd 2nd Floor, Block B Jalail Damai Apartment 57000 Bukit Jalil Kuala Lumpur 20 April 2007 To whom it may concern, Re: Maintenance fees and Building and Common Property (Maintenance and Management) Bill 2006 Please be informed that non of my maintenance fees and sinking fund shall be remitted to Bukit Jalil Development Sdn Bhd. In such circumstances, as long as the management is still issuing the statement of account or invoices requiring me to issue payment payable to Bukit Jalil Development Sdn Bhd, which is not within the law, no late interest charges of 10% per annum, shall not be applicable to my account. This is strictly in accordance to the new law, Building and Common Property (Maintenance and Management) Bill 2006 which was passed on December 13, 2006 by the Dewan Rakyat. Dato Seri Ong Ka Ting has highlighted clearly that developers had to open a “Building Maintenance Account” in the name of the development area with a Bank or financial institution licensed under the Banking and Financial Institutions Act 1989 or regulated by the Central Bank under any written law and all moneys received must be remitted into the “Building Maintenance Account” of the development. I am sure that as a professional management services provided like yourself should be aware of the new law and very well understand what are the contents in the Building and Common Property (Maintenance and Management) Bill 2006. Therefore, please be informed that my maintenance fees and sinking fund will only be remitted to you in the event: 1) You have open a “Building Maintenance Account” in the name of Jalil Damai Apartment; and 2) The “Building Maintenance Account” is not open together with any other building outside Jalil Damai Apartment; and 3) Duties of the developer as stated in the Building and Common Property (Maintenance and Management) Bill 2006 are complied to; and 4) All moneys remitted to be deposited into Jalil Damai Apartment “Building Maintenance Account” and the moneys do not form part of the property of the developer; and 5) All terms stated in the Building and Common Property (Maintenance and Management) Bill 2006, are complied to by developer. Please take note of the fine for each offence if the offence has been convicted as stated in the Building and Common Property (Maintenance and Management) Bill 2006. Please provide me with a written confirmation that all the above has been fulfilled in order for me to make the necessary payments. I would like to highlight again that, as long as the written confirmation is not given to me, my maintenance fees and sinking fund will not be remitted accordingly and the interest at rate of 10% per annum shall not be chargeable because confirmation is not given by Indera Management Services (KL) Sdn Bhd or Bukit Jalil Development Sdn Bhd. the new car sticker - is that a ploy to get us to pay up our maintenance ? Wonder if the new maintenance fees has been withdrawn or any further action taken by the RA ?

The new car sticker they wants to con us for another RM5 each sticker....can you believe that or not??!!!!!!! This is getting extremely absurd

guys, please at least go and visit your RA at the room/office at the cafe . There is always someone there on Tuesdays, thursdays and Saturdays. The notice board is there. Anyway, i did speak to the RA committee, they are holding a meeting with the management this Friday at 230pm. i think its a closed door meeting between RA and management. Do speak to your RA if you have any issues. Some of them are there to help. Give the new RA some support. They are a much better team than the previous ones. The previous ones were sucking up on the management for their own personal benefit. Anyway, after i looked at the list of people who didn't pay maintenance fees, you will never believe the amount. The highest i saw was like RM4K. One of the culprit is the cafe owner. Yup, the pool cafe didn't pay as well. Other things worth to know : car parking spoofs and shit hole residents flouting traffic rules etc... cars were clamped, RM50 imposed etc, some residents even cut off the clamp n keep the iron cast at home as collection. Some simply are not bothered (i have already told the security but no action taken as usual). the security company isn't paid for 5 months already by BJD. This is a chicken and egg situation. The RA is also involved in trying to get the Sri Rakyat reps to join forces to request for the LRT station to be built where its supposed to be. The reason is because OUG Condo has decided to contest the LRT station to be built at their side. There are others issues but i cant write them all down. Something for you fellas to ponder on. And... i'm not paying maintenance fees as well. Nothing being managed so what's there to pay. Others are simply riding on my payment if i did pay. New car park stickers.... if ever i get one, it will be a forged one. After all, why pay when there are others fuckers living with us that don't follow these rules. So my solution is "fuck it and do as you like" Cheers everybody

" Can u name any of the benefits that the previous pro-tem enjoying thier personal benefits??Dont try to be bastard here.... Dont forget that the previous pro-tem who registered the persatuan,sent letter to BJD, MCA, Kementerian Perumahan, etc...all the evidence is with the current committe....Once again dont try to be BASTARD by accusing ppl.... U talking so much why dont you fill the vacancy in the current committe.BASTARD....

sapa makan cili dialah rasa pedasnye.... depending on which committe u were in and what u did la. no need for me to find proof of what has been done but go ask around the committes if you need more proof. if u didnt do anything wrong, dont be hurt or have hard feelings unless if u have done so.. and dont try to play BASTARD yourself. (once u start with these direct words i will follow suit) it isnt my intention to direct to all, but only in general. get it clear. we are all in the same boat, we should be under one flag not another flag unless if you are already on another flag or doing something against house rules.

zzhaynee.....usahlah mengeluarkan kata-kata sebegitu kesat. jasamu dikenang. aaronfs..... usaha ajk persatuan sebelum ini haruslah dihargai. jika tidak kerana usaha mereka, manakan kita mempunyai persatuan penduduk sekarang? seperti sebuah bangunan...... pembinaan tapak asasnya yang mengambil masa paling lama dan yang paling penting bagi kekukuhan strukturnya tetapi ianya juga yang paling mudah dilupai kerana tidak kelihatan. pada pendapat saya, ada baiknya ajk lalu tetapi hairan kenapa tidak seorang pun yang rela meneruskan "perjuangan" mereka. aaronfs, jikalau apa yang dikatakan benar, saya rasa mereka pasti memegang posisi mereka dengan lebih kuat untuk terus mendapat habuan pemaju kan? :wink: peace!

betol what u said dc. tetap kenang jasa ajk yang lalu. semua benda baik yang telah diusulkan dan dijayakan, kita semua berterima kasih termasuk saya dan saya rasa ramai akan setuju juga. yang "buruk" telah dikeluarkan. itu yang saya tahu dan yang lain seharusnya tahu juga. ini yang saya maksudkan bagus tentang ajk baru. hari ini 4thMay, setahu aku, ada mesyuarat antara RA dengan BJD .... kena update dengan info terbaru pasal meeting petang tadi ..... dan besok ada dialog antara RA dengan penghuni JDA di Dewan Blok B -peace-

pls dont forget who manage to get free car sticker from RM10.00, who called the dialog with DBKl, BOMBA, MCA,Kementerian Perumahan,WITH ALL THE VIDEO TAKEN, who put flyers in every mailbox to call for residents unity, and dont forget that money we use from our own pocket to establish the committee. PLEASE REMEMBER THAT THIS IS PERSATUAN PENDUDUK JALIL DAMAI, NOT PERSATUAN DEVELOPER BUKIT JALIL....ALL THE PREVIOUS MEMBERS ARE VOLUNTEER THEM SELF ON BEHALF OF THE RESIDENT....WE ARE NOT PAID TO DO THIS...SO EVEN IF WE DID WRONG , I THINK NOBODY SHOULD TALK BAD ABOUT THE PREVIOUS MEMBERS....WE DID OUR BEST.....IT IS UP THE NEW COMMITTE TO DO EXTRA THAN WHAT WE HAVE SET UP.... TO AARONFS...PLS GO THROUGH ALL THE OLD NOTICES TO SEE WHAT THE PREVIOUS MEMBERS HAS DONE.....DONT SIMPLY CALLED US 'BURUK'.....

don't be pissed off my friend. no one aimed at you. this is a general statement. already we have said thanx for your efforts. collectively, whatever done is good, the bad ones are gone. so everyone is merry about it. we only hope for things to be better and fair for all and not for some selected few residents .. ra or non-ra. currently, i believe they are more bad residents than ra. that is for sure. the current security is still bad although on the surface, they look ok. there is too much double standard in how they manage the car parks, clamping, clamping fees etc. more interesting time would be to wait for their given dateline for their so called new car stickers. would love to see the residents reactions when they start to block our entry into the apartment

All, Regarding the new car sticker, we have to settle all the outstanding payment before the new MGMT will issue the car sticker. Now here's the interesting part, please be careful and look thoroughly in the bill from Raine, Horne and Zaki, because I found that the previous mgmt double billed the previous months fees into the current bill and you will be having a shocked of a lifetime when Indera Mgmt show you the outstanding balance in their record. Check all your bills before visiting the MGMT to safeguard your case. cheers....

need to settle all the bills so how about the maintenance fee ? may I know what is the latest status from the last meeting ? should we pay at old or new rate for maintenance fee ? or should we pay ?
