Note to Committee PLEASE HELP TO FIGHT FOR US on the increasing of maintenance fees. I have few point here would like to brought out to your attention. Statement 1; Yes. It's true that our maintenace fees is much more lower than the market rates. => BUT this is one of developers' marketing point/strategy to attract buyers to purchase JDA in those days. => Because from that time of view, our economy still under recession, all properties were still in down fall trend and Ho Hup is the ONLY developer who SELL JDA in HIGH COST. Hence, with NO CHOICE, they've used $0.07/sq ft. which is under the market rate as an advantage to attracts buyer in order to raise their sales. Statement 2; Yes. They have the rights to increase the maintenance fees due to SPA agreed after 2yrs, we may change/appoint our own mgmt or else they'll increase the rates. => DONT U THINK IS RIDICULOUS TO INCREASE UP TO APPROX 50% OF THE ORIGINAL RATES THAT WE ARE SERVING!!! => I would say if the increase is REALLY NECESSARY, than the REASONABLE RATE would be around $0.08 TO $0.10/sq ft. Because there are 6 BLOCKS ALL IN. with another $0.02 or $0.03 increase on every units, IT REALLY MAKES A LOTS OF DIFFERENCE.i> Statement 3; Related to the above statement ! & 2. I dont see much maintenance we needed or serving at present; => WHAT I CAN SEE THE MAINTENANCE COST INVOLVE WERE; - Security Salaries - Mgmt Staffs Salaries - Swimming Pool Maintenance - Gardener and Cleaner Salaries - and .... what else...?!!! Statement 4; I've been told that changing CAR STICKER in every 6 months is for security purpose. => FRANKLY, anyone out there saw any improvement on security....?! If Yes, than why recently there is a robbery in Block E at LIFT Station and hurt a lady who came back after work?! => AND WHY SHALL WE PAY FOR THE STICKER WHEN WE DIDNT AGREED TO CHANGE?! No Doubts is small amount ($2/pc) BUT we've 6 BLOCKS in JDA and it really makes a lot! IF CHANGING STICKER IS NECESSARY, THAN THEY should use our maintenance fees or sinking fund instead. => AND WHY MUST WE INDICATE OUR UNIT NUMBER THAT WE STAYED IN THE STICKER?! Because the mgmt/security is LAZY to OPEN UP THE FILES TO SEARCH FOR IT!. With this attitude, they INSIST RESIDENT to fill up the unit nos. on it!. With this method, IT'S VERY UNSECURE OF LIVING TO RESIDENTS, BECAUSE EVERYBODY KNOWS WHICH UNIT WE ARE STAYING AND WHEN WE ARE IN/OUT!!! CONCLUSION; I DONT AGREED TO GIVE TOLERANCE TO SUCH A POOR PERFORMANCE SERVED BY DEVELOPER AS WELL AS MANAGEMENT. THEREFORE, WE MUST STAND STEEL TO FIGHT FOR OUR RIGHTS AND BE UNITY!

i'm with you katml but have lost the mood and momentum to voice out because end of the day nothing will happen as usual. all the points that you mentioned are true to the bone, no doubts about it. these are years of problems piling up. Ho Hup just continues cheating us and we are just paying and paying and paying. Complaints to Ministry level is also a big fuss because those clowns there will bounce the problem back to the developer and residents. And don't forget that we have a lot of idiotic residents here who somke in the lifts, throw rubbish everywhere, park wherever they want, no need for car stickers, knocking throughout the night even at wee hours of the morning... just to name a few. I'm sure the list is long. So what's left? Even the news from the RA is non existent

RA are working hard to dig more parking lot and trying very hard to help BJD generate cash flow, their works must keep on. so, sorry for other issue la.

RA should push for the meeting to form Joint Management Committee (JMC) under the new act. Once this is done, we the residents can decide whats best for JDA cos we r the one who LIVE in JDA and not the management/developer. cmlim, perhaps u can suggest RA to expedite that :)

SORRY to say that I dont agree with CMLIM statement. 1st; dig more parking lot is NOT suppose to be RA job, =>DEVELOPER should have a plan on the full length and view of JDA. They should have know how to allocate parking lot to ALL residents in JDA BEFORE THEY START BUILDING THIS PROJECT. Otherwise, what is their architeture for?!... 2nd; trying very hard to help BJD generate cash flow, =>I believe RA supposingly is to STUDY CASH FLOW GIVEN BY BJD & not like what you said, HELP BJD to GENERATE IT. IF some issue shown in cashflow wasnt clear or unrealistic, they should take it as a point to rebark/question the developers. Besides I agreed on "SF" statement, RA should form JMC for JDA. BUT the problem is MOST OF THE RESIDENTS HERE ARE "NATO" and when time comes nobody willing to STAND UP! THEY JUST ENJOY COMPLAINT N COMPLAINT N COMPLAINT...... TO THEMSELVES OR TO THE AIR!!! CONCLUSION- PLS BARE IN MIND WE CANT BLAME OR PUSH RA TO DO THIS OR DO THAT....BECAUSE IS A VOLUNTEER JOB! WE MAY POINT OUT SOME SOLUTION OR IDEA TO THEM. BESIDES WE SHOULD GIVE FULL SUPPORT N THANK FOR THEIR INITIATIVE TO FIGHT FOR US!!!

Note to cmlim. Beside joining the team cant we give our comment, ideas and support to RA?!!!!....SHOULDNT U TAKE IT PERSONALLY.... ALL OF US HERE R TRYING OUT BEST TO HELP TOO. I guess ALL residents here have the RIGHTS TO VOICE OUT WHAT IS GOOD AND WHAT IS BAD. AND i KNOW QUITE A FEW RESIDENT HERE WOULD LIKE TO HELP UP TOO BUT DUE TO LACK OF TIME, AND UNCONVINIENT TO ATTEND RA MEETING, SO WE DECIDED TO QUIT.

katml, dulu cmlim kan ahli ra? i punya tekak pun dah kering memekik melolong kat pengurusan, bjd, kementerian dan dbkl. usah asyik nak memberi pandangan kepada ra saja...... masa agm, dengar tak sampai 20 penduduk hadir. sedih sekali......
