Is anyone PAID the maintenance fees till up to month?!
If Yes, Does developer/mgmt request YOU to pay up to date??!!
I guess management ONLY REQUEST maintenance fees from us till DEC'04.
They've not request from JAN'05 onwards.
This is due to developer via management is analysing/clarifying the a/c of each unit.
for instant, those who accepted offer (2 yr waiver with 80% claim) and those whos not. _________________ Katml |

| katml, got difference meh? if accept waiver developer still haf to pay management. no meh? like that if all accept waiver & developer no pay management, management can tutp kedai la. can meh? |

of cos there is difference. Think logically...... 8)
If WE dont pay fees, where do they got $$$$ to pay mgmt?!!
2nd thing is, whoever accepted waiver, developer is the one who absorb the losses!!.
meaning: use own money to pay mgmt.
Isnt they need time to reconcile their losses and collection????!!!!  _________________ Katml |

Dear katml,
Are you sure that those who accepted 80% of the lad got 2 yrs waiver for maintenance fees? For my case (I accepted the 80% offer earlier) they deducted the maintenance fees from Jan - Dec 2005 from the lad payment. I only got the balance of less than RM400. |

dc has a point there. the bottom line is if purchasers accept the developers offer, it is the developer who has to make the contribution to the maintenance fund. they cannot simply absolve the purchasers from the liability of contributing to the maintenance fund.
eg. 100 purchasers. maintenance charge at RM100/month
Situation A: if 0% accept the developer's offer, assuming all the purchasers pay the maintenance charge, the fund would be RM10,000.00;
Situation B: if 50% accept developer offer and the developer does contributes to the fund, from purchasers we get RM5,000.00 and from developer another RM5,000.00;
Situation C: if 50% accept developer offer and the developer does not contribute to the fund, we are left with RM5,000.00 from contributions by purchasers only
Situation D: if 100% accept developer offer and the developer makes the contribution, the fund amounts to RM10,000.00 fully paid by the developer;
Situation E: if 100% accept developer offer and the developer does not make the contribution, the fund amounts to RM0.00!!!
so you see, katml, dc is right. i have inserted something to that effect in the draft letter to management. THE DEVELOPER CANNOT SIMPLY WAIVE PAYMENT BY THE PURCHASERS WITHOUT ACTUALLY MAKING CONTRIBUTIONS TO THE FUND. if they do, the ultimate effect is that maintenance of the apartment would suffer because of lack of funds!!!
wanted to request for the accounts but as someone said, it is rather premature at this point in time. also, management say segi terang also pay the renovation deposit. i don't think so... |

p.s. the issue of LAD is a personal issue between the purchaser and the developer. contribution to the maintenance fund is an issue that affects ALL purchasers.
as we have all signed the deed of covenant to pay the monthly maintenance charge, if the developer does not make the contribution, it is deemed that the purchaser has not paid! so purchasers who have accepted the offer, do make sure the developer PAYS on your behalf and not just waive payment. they cannot and should not do that!!! |

Those who have agreed to developer to deduct 24 months maintenance
& sinking fund payment SHOULD insist on original receipts from developer.

| I agree with both darric and george, the developers have to hand over the maintenance fees deducted from the lad to the management, and issue us receipts. I am going to write to the developer to ask for the receipts. |

remarked darricong's statement.
That's what my point is "NOT To be TOO HARD with the MGMT" give them sometimes to work with the developer.
They are the sandwich! -: conveying our msg and needs...
In fact they are standing a line with us to fight back with developer.
Ooops... to correct my sentence...well...they SHOULD instead..

if i no mistake, management appoint by developer. so u tink they go fight with developer? see wat happen early management co? if they fight developer sure sack them one. macam itu donald trump...... "you're fired!!!!" ha! ha! ha! |

Received a billing statement from the management yesterday for maintenance charges from January till June totalling RM540 at RM90 a month.
There's also sinking fund charge at RM9 per month but that is from April till June only. The water bill is also included which is from 15/10/2004 till 15/03/2005 at minimum charge RM6 per month.
Any of you guys receive it as well? Is the sinking fund fixed for everyone or depending on unit size?
They include everything one shot and you'll feel the pinch!
Shall I pay the water charges first as I understand tht the residents committee is looking into this issue? |

The billing was sent to all & sinking fund RM9/mth is same for all.
As for the water bill, at this point of time the mgmt hv not give any decision yet. So can pay first & if the mgmt decides not to change anything, at least we hv our bill settle.
Will update as soon as we get their answer.

wat if we all refuse to pay management at least until we all got both lift working?
got ppl write say our cleaner no receive gaji. why like that? wat they do with our $$$? pay lad ah?  |

but i still not yet receive!!!
every end of the mth, im very worry on those bills that come from mgmt bcos don know how much r they going to charge to us now.........my god..... |
