Dear All,

My last visit to my Apartment is actually a very disappointing one. There are 2 issues that I need to bring to the attention of everybody. Sad Sad

Issue #1. Do you know that an External Contractor can only work on not more than 1 unit, after that they will be disqualified forever?

Scenario #1

An owner visited some unit which is still under Reno. He likes the design and workmanship very much. So he got the quote from both Segi Terang and also the contractor. No doubt, Segi Terang is approximately 20k more expensive.

But unfortunately the management doesn't allow that contractor to work in another unit, since they had already been engaged by another owner.

Scenario #2

Another owner engaged their own contractor, after finalized with the drawing, and also negotiated for a long time to ask for discount (also around 15k cheaper than Segi Terang), the contractor was also NOT allowed to go in, because they had already completed another unit 1 months ago.

Issue #2. Jalil Damai development's contractor are NOT as good as what they said they are. When they service my unit:-

- They shit in both my toilets without flushing!
- They had damaged my water tap, and let water flowing for don't know how many days. Consumed 48 m3, and it is more than enough to fill up the swimming pool.

The contractor who last entered my units (according to the persons in charged are)

- Imperation Perkasa. Amir.
- Pembinaan SY

What can we do to protect ourselves from these Jalil Damai greedy and irresponsible gangster?

hi CHSue,

I suggest you to lodge a police report saying that the management do not allow your contractor to come in, without any solid reason.

I think we need help from the ahli parlimen to address this matter... Obviously if we keep quiet, they are going to do the same foever and even more and more new 'policy' will be there to help ST get their business.

Can anyone of you who has problem with renovation matters to raise this to Ahli Parlimen of our area? If I'm not mistaken, Bkt Jalil shd fall under Seputeh area??

Hi Chsue,

Management have no rights to block the ex-contractor.
Besides, you have paid the deposit.
Btw, r u sharing the deposit with 2 or more units.
ie. paying 1 unit deposit for 2 units renovation?!

you may highlight your complaints to Ministry of Housing.

By "Ahli parlimen", I mean the parliment representatives that the people elected in the general election. Did I use the wrong term?

I'm still looking for the contacts. But first of all, we need to know which parliment area that Bdr Bkit Jalil falls under. Is it Seputeh? anyone knows?

Hi all,

I've got in touch with YB Teresa Kok, ahli parlimen for Seputeh area. She is willing to help us.

But first of all, she need to know whetther there is a handbook of rules issued by the management and whether we were consulted and consented to it at the beginning or whether it was already part of the terms in the SPA.

From what I know, we only signed the Deed of Mutual Convenant together with the S&P.

As I work elsewhere, I need a volunteer who lives in KL to help me regarding this matter.
1. To check the Deed of Mutual Convenant that we signed
2. To get a copy of House Rule from the management
3. To submit these copies to YB for further advice

We must unite and take action to protect our rights. And I think CHSue is the best person to help since you had the experience with the mgmt.

Hi All,

I just realized there is an notice on board (each unit). Notice is to held out a meeting regarding LAD claim.

Did anyone of you attended?! If Yes, what is the meeting about?! Any conclusion and who is "Ms Lo" (stated in the memo)

on last sunday 30th Jan 2005, we do talk about unity and arrage bukit aman personel to having the meeting, As I know we have 30-40 police report as a proof to call a meeting but the responding we got here are very dispointed. To THOSE REALLY CARE ABOUT THIS MATTER PLEASE ATTEND THIS SUNDAY MEETING (6th JANUARY 2005) WE NEED TO GATHER ALL THE POWER TO FEIGHT FOR THE RIGH

memo stated in the notice board isnt enough.

I would suggest to give out as flyer door to door.
Because not many will read the notice board as most of the resident still busy with their cleaning or renovation work.

As you can see there are only few (not more than 30 units moved in, I guess). So, they might not aware about the meeting.

I guess Feb 6, 2005 is too tide/short, chinese resident who still not staying there busy packing New Year stuffs. And we cant send out flyers on time.

For the issue on same contractor cannot be use twice.
I would suggest u register with the management under a different name.

I am sure if the contractor who want your money, will not mind to print some extra name card or some letter head.

Since its a new contractor, I guess no issue for u to hire them rite?

just saw the notice of the change in management effective 24/10. it's now under raine horne etc etc...

hopefully they're more effective than the previous two...
