When is Block F ready to be handed over to purchasers? Is this Block
hindering the approval of Permanent CF by DBKL? |

| hi, i'm d purchaser of block F too, i called up several times to this developer since december 2004 till todate, and the answer of the handing over still the same - "should be end of this month or else beginning of next month, because pending of the CF and blah blah blah" this is the answer which they always told!... |

| zoe, the developer is taking you for a ride! if you check your agreement, they can hand over the keys even without cf. and i'm sure they won't delay handing over the keys becoz the later they hand over, the more lad (liquidated & ascertained damages for late delivery) they will have to pay to the purchasers. anyway, if you check with the other block residents, they will tell you that developer hand over the keys without cf. (i got mine in september but tcf only out in november) |

Isnt thats good sign to hand over key later....??!!!
Cos developer wants to clear and examine the defects before hand over.
They want to minimise defect list like past experienced! ie. Blk A to E
And furthermore, you may claim late delivery compensation if after the period.
So, I would say its more benefits to you(as purchaser) rather than collect key with abundant defects.  _________________ Katml |

| aiya katml... u tink so ah? they give us key late but oso got so many defect. not good. some ppl pay rent. like blok a-e... get key, so much defect. get key oso no use. see apartmen but cannot stay. this not work, that not work... how to stay???? somemore u reed here promise pay interest but oso never pay. why they so like that??? |

dc..... read my statement carefully.....
They've experienced the problem of defects from Blk A to E.
So, with this..... they try to minimise it for Blk F.
I'm sure they dont want to have another "headache".
And just to highlight to all of you that this project of building apartment (i.e JD Apt) is the 1st project for Ho Hup.
Ho Hup Group is famous in construction.
meaning: work out plans for contractors and bla, bla, bla....
BUT not building by themselves.
I'm sure they have a bad dream for this project, cos they employed a wrong guy earlier as "project mgr" _________________ Katml |

yes, katml... they are experienced contractors. but i believe this is the first housing development they are involved in. most experience building infrastructure projects... .
and even if they employ wrong project manager, we should not be the ones who suffer. if they're really sincere, no reason why they shouldn't rectify the defecys immediately.
from experience, tiles at my apartments "hollow". even sufiyan agrees but you know what happen? according to him, he instructed the sub-con to carry out the replacement job but sub-con told him no need. makes me wonder whether sufiyan is in the position to give orders to the sub-con or whether he takes instructions from the sub-con.
and from the complaints put forward thus far, they are not responsible to the purchasers. i think if you compare the workmanship of developers like sime, then you will know why people line up to buy their properties during sales launches. you should go check out the adjacent projects by berjaya as well and formed an informed opinion of the actual situation.

| Ho Hup does involves in construction works..but mainly civil works such as road projects, etc....but not much experience in building especially for housing projects.....n too bad, Bdr Bkt Jalil is their first property development project ....guess we are the one that having bad dream for purchasing unit from them !! |

| I bought my unit in Blk C, after seeing the "successful" sales in Blks A & B, also based on the reputation of Ho Hup. I must now admit that the finished product leaves much to be desired. Have you noticed how badly the external walls were plastered, together with the cheap inferior multi-coloured paints used? Makes the whole project look more "low" cost rather than medium cost. |

ya, agreed with u, my friend bought a unit in Blk C too, the work was really wierd, can u imagine that the beam on top of the sliding door was totally out of parallel, u can see its sloping. And the floor tiles really 'low cost', i think they bought the most cheap tiles which is clearing stock.
Now really worried my unit in Block F, i think there should be a lot of defects like Block A-E, eventhough they take so long time to make good. |

yes I agreed with darricong,
But employing project mgr to handle the project, is 1st steps and also the most important stage....
Why I said that bcos, if that authorities person is no good, definetly the whole project will affected and screwwww...
Of cos the directors must responsible too.....they are the one who approve.
