Hi all,
I got info from frens that is the unit no. is differ from the postal address, just like what we have now,
Than, in future, we'll have difficulty of selling the unit. Which number should they stamp for contracts?!
All documents was stated unit number given by developer, but actual address is from DBKL.

Hi,
If u decide to sell the apt. in future, I think legally they have to state the
S&P agreement lot no. & of course the postal address approved by DBKL. |

Especially for highrise apt or condo, the developer starts selling the properties without the STRATA TITLE once they get the relevant approvals or documents (DO -> BP -> DL -> AP) from state / local authorities. that is why they are selling under the lot / unit no. (temporary number) states in the SPA (LANDED PROPERTY is different). The postal address should be & determinded & given by the local authority (DBKL, MPPJ, MPSJ...) then the local authority will submit to land office, pos malaysia & relevant government departments for their further action & records. (That is why we receive the Assessment early).
If i am not mistaken, we have received the letter of confirmation of address from the developer recently and please also refer the your SPA (Schedules - Layout Plan together with your lot no. & position in RED). this is how you sell the unit to potential buyer together with evidences in your hand. Further more, the developer, Loan solicitor & SPA solicitor should keep the proper records for your unit. At least 2-3 few parties check the correct position of the unit prior sub-sale.
Therefore, We can sell the apt anytime.

of course you can appeal to local authority - DBKL and the developer should appeal to DBKL for us. Most of chinese people dislike "4", mee too...... _________________
