Dear All,
During this meeting we have cover the following issues:
- Management Account
Request management to publish the updated management account.
FYI. Currently our account is under deficit, therefore need to inspect the account to improve overall cash flow.
The committee ask management to indicate sinking fund in separate item.
While waiting for Management to publish the account. Who ever want to see the management please get it from me.
- Committee Room near swimming pool
Improve the communication between the committee and resident because more of the committee does not access to internet or not even know how to use PC.
- Car Access System
Get management and developer consent to implement the car access system. Prepare the final cost assessment and system evaluation.
- Parking Issue
Request management to rent out the visitor parking to the resident.
- Locate rubbish bin at every block
Request to locate rubbish bin a every block.
- Lift
Request speed up the lift repair. The management said because of control at any one time they will make sure at least one lift is working. The committee request management to speed up the repair on Block E dun wait until Block D break down that taking 3 months to repair.
- Request for Monthly Meeting with Developer & Management
Committee request for monthly meeting between committee and management to follow up the case or discuss on new case. The next meeting will be fall on third week of January 2007.
This only the brief update, will post the minutes of meeting once the secretary get ready the minutes of meeting.

Request management to rent out the visitor parking to the resident.
Bukankah itu tempat untuk Visitor ????
B4 rent out, pls make sure how many lot sold ??
and the most important is how about the allocation plan ?
how many resident get more then one lot ????
Strongly disagree rent out, cos money will go to BJD a/c _________________ Sigh... it's so tired to be a house buyer in m'sia.... |

setuju dgn kata kata cmlim. ini bukan satu isu yang senang diselesaikan. akan ada di kalangan penduduk yang akan berasa lot lot yang tidak digunakan adalah satu pembaziran semata mata dan penduduk harus diutamakan.
pada dasarnya, tempat letak kereta pelawat adalah UNTUK PELAWAT. jika ianya disewa, lebih banyak isu dan rasa iri hati akan timbul. siapakah yang diberi keutamaan menyewa lot lot sedemikian? hanya yang berkemampuan? hanya yang ada 'connection'? apakah jaminan lot lot tersebut sebenarnya disewa dan bukannya dijual/beri? lebih lebih lagi, seperti yang dikata cmlim, apakah jaminan wang yang dikutip digunakan untuk manfaat penduduk jalil damai dan bukannya dimasukkan ke dalam akaun am bjd?
lagi satu isu: akaun yang dibentangkan oleh raine horne. adakah terdapat apa-apa pemeriksaan? adakah terdapat apa apa bukti bahawa kos sekuriti dan penyelengaraan seperti yang tertera? bagaimana dengan kos utiliti? bagaimana dengan kutipan? adakah ianya penyata kira-kira yang diaudit akauntan bebas? cek cek yang dikeluarkan adalah bagi 'bukit jalil development'. tidakpun ianya mengata bahawa cek cek tersebut harus dimasukkan ke dalam akaun amanah. sekiranya ianya dimasukkan ke dalam akaun am bjd, siapa yang tahu?
saya pasti banyak lagi hal yang akan dikelaskan sebagai 'p&c'. persoalannya, apakah infomasi yang disembunyikan?  |

the management account is JDA account or BJD auditted account like the old one which used to be shown on our notice board??

There is really no point to look at BJD audited accounts. They should have at least show us a separate management reporting accounts of JDA, although that may be incorporated into BJD accounts for audit purposes. Even then, unless they give us all the documents supporting the inflows and outflows (eg, contract supporting the security services and how much they are being paid for every month), I don’t see how you can assess the reason for the deficit arises thereon and to address the steps to improve the cashflow position. It is alright to issue the payments in favour of BJD, if they are being accounted for in JDA’s books subsequently, which I doubt so.
And to RA, if you guys need help to conduct thorough inspection and review on JDA accounts, please buzz me. |

Yes, agree with Shirley, if they were to give the committees BJD accounts, it is as if they have not disclose anything to JDA residents at all because BJD accounts will not show the real outflow and inflow of JDA.
It is really farnee that develoepr can still claim that JDA account still show a deficit when they claim insurance to fix the lift when it breakdown......with an average of RM80k per month of maintenance fee collected and it is still not sufficient to maintain JDA???
It also takes them months to fix the swimming pool and lack on the security services because of deficit??
ON top of that, I have requested from mgmt office for the breakdown of the maintenance fees which we are paying ie. percentage for cleaning, landscaping, security etc.........they are unable to provide and they told me to write in to developer.......farnee......I tot the proeprty manager should be well verse in this but have to go back to BJD again.......Raine Horne is just employed to sit in JDA and issue receipts??
I think we really need Shirley to post mortem on the JDA Account......

raine horne boneka semata mata. buat duit kita lesap. dah banyak kali cleaner kita orang pi 'on strike' sebab tak dibayar. bukan kira company dia orang tak bayar tapi ta'da bayaran dari bjd. saya dengar dengan telinga saya sendiri satu masa dulu si supervisor mereka cakap, "bayar tak bayar kita kena buat kerja jugak. kalau kita tak buat kerja, kontrak kita kena batal. kalau kontrak kita kena batal, u sendiri susah." so kalo selalu bayar cleaner, sekuriti etc etc etc, apasal ada benda sedemikian?
apasal duit selalu tak cukup? kalo kutip 80% dah kira rm64k sebulan. berapa kena bayar cleaner, sekuriti, bil utiliti etc etc etc. tu air melimpah sebab pump punya float valve rosak kita pun kena bayar. tiap tiap bulan masuk kita punya bil jugak. insuran pecah masuk guna kita punya duit jugak. tu si bodoh nak buat jalan sehala bagi cat tu anak panah buat apa? tu cat siapa bayar? kita punya duit jugak. cat lif lobi pun macam budak tadika. pakai cat saja. akhir bulan, ambik fi penyelengaraan. bahlol. |

Bahlol suruh kita bayar maintenance untuk tukar car sticker lepas tu kata mau cat nombor kereta dekat parking pun sudah kena tipu.....
gua ingat dia orang tak ada gaji, tak ada duit makan, cat kita pun sudah telan la |

can ask about cost to install card access system for each block ka? put car access system but ppl can still come in using side entrance in block D/E or just climb over the fence....
since we r evaluating, might as well do it at one go..at least if dont implement now, still hv point of reference.... |
