Saw this notice at the notice board...
Date : 21st December 2006
To : All Residents - Jalil Damai Apartment
From : The Management
Re : Property Management Services
We regret to inform all residents that we will not be renewing our contract as property managers for Jalil Damai Apartment.
Please be advised that we shall discharge our responsibilities and withdraw our service upon expiry of our term at the close of the office on 30th December 2006 at 1.00 pm.
Henceforth should you require any assistance or needs in respect of your property, kindly seek the assistance of the developers.
We would like to thank all residents for the support rendered to us during our service at Jalil Damai Apartment.

truly untrustworthy people ....
nothing done at all by this management.
security is still as shit as ever.
parking issues not solved... visitor lot is now a public lot.
swimming pool has become public pool under them.
i sense that there will be more illegal entries into the apartment. |

I believe the problem lies more with the developer BJD rather than the management RHZ. If the management don't get paid for rendering their services, obviously they won't put in any effort to get the job done.
Now if a 'reputable' company like RHZ also cannot deal with the developer BJD, I wonder who can. I forsee more difficult times ahead for us owners, unless we are allowed to form our own management corporation. |

| We are left with no other choice, at least for now, but to get the cooperation of BJD. We have to ensure that they keep to their side of the agreed covenant, either by legal means or otherwise. If they can do this, and ensure that the new management company enforce all the house rules, not just by backing them up but also paying them on time, then PERHAPS we have a chance. The new management has to be STRICT in enforcing the house rules, WITHOUT FEAR OR FAVOUR. Then, only then, can we hope to see a more peaceful and better place to live in. |

$$$$ - all our money dissapear again......
we hv not received any accounts for the past 2 building managers :
JH Mgmt & Richmond....now RHorne gone....
who's nx ?
All of them claims not being paid by BJD, as well as the cleaners, all previous security companies, landscape etc
So again....where are all our money ??? been paying for the past 2 yrs ???
yet all of them claim not being paid & left JDA......
At the end, it us, the owner of JDA agst BJD
back to square 1 again  |

This is what i mean by "why pay for maintenance fees" ....
Nothing done at all.
We should just find a way to sue BJD. Thats all to it.
There is no enforcement of house rules at all.
Needless to mention all the security and safety breaches all around the compound and yet nothing being done for months ....
Until i see some enforcement, resassured, i'm not contributing anymore to these management fees because i cannot see anything being managed at all.

Dear all,
FYI ... all the maintainenece fees and whatever we pay for the past 2 years are all channel to BJD first and BJD is the main culprit. No matter, who is the management property or security force or Ali or Ah Kau management, they are only BJD boneka, because BJD is still holding the main power and autorization of money.
Your should notice that if we pay by check to the management, our check is written to BJD not to the management account.
So if anything to blame is the developer BJD. since BJD has the power to appoint any managemnt and security, they has the power to terminate them. Therefore who wants to work with ?????
We should all gang up together with the persatuan JDA meet with the developer always not the management.

There are a few things we can do (via our residents association as a collective voice):
1. work with the new management company (if there is one) and get them to be on our side. Ask them not to side BJD no more or else their faith will be like Richmond and RHZ (work but no pay). We have enough track records to show the new management company.
2. if nothing is being done in 2007, we can put on a protest when Ho Hup launch their new medium-cost apartment project next year (feb/march 07). or make their potential buyers aware of our forum. I think the amount of complaints we post here will be enough to scare the potential buyers away...
3. wait until the parliament pass the bill where the residents can appoint their own management company... |

| beritau i bila dia orang mau buat launching....... gua mesti pi buat protes depan sales office dia orang. siapa lagi mau join i? kita boleh sama sama buat papan tanda beritau orang si jahanam punya bjd bagi lesap kita punya duit, beritau mereka berapa banyak apartmen kena pecah masuk, beritau mereka berapa lama kita tunggu itu card access, beritau mereka masalah parking dll. |

It's sad to hear that. What are we going to do? Who's going to take care of our management at the moment? Shall we formed up our commitee ssociation or waiting for the existing ACTIVE commitee to give any comment? |

we moved into the apartment like 2-3 years back....
and since then.... lots have been done and also undone but mostly its what's not done that sums up everything....
to name a few of it:
1. NO house rules ... very general statement but i'm sure many of us can list this part down i.e.
1a) parking at your own leisure
1b) free parking anywhere u want
1c) free entry to apartment area
1d) free usage of the "public" pool
1e) free "whatever" else
1f) feel free to get robbed
2. vandalism
3. apartment safety - NONE exist at the moment
4. ....
5. ....
6. ....
you all know the rest .... therefore, what's our plan?
its either to go ahead and sue BJD or just sit down and wait for BJD to appoint another "clown" or puppet management to rip us of again.
It that happens again, well, that for sure seals my decision not to pay for any maintenance fees because at the moment (for many weeks and months and years) there isn't one tiny bit of anything being managed in the first place!!!
That's something for everyone to ponder!?
If someone just thinks about "we should pay..." while considering "not many are not paying...." well, if that is the case, why then should we pay the maintenance fees while nothing is done while those that don't pay get to flout the rules happily at the expense of those who pay....
So until, some "management" of basic in-house rules are implemented, you guys better start thinking whether you should pay or not. Why "feed" BJD or their puppet company when you know that they wonn't be doing anything. |

| siapa kata bjd tak buat apa apa? tengok rumah kat jalil sutera. dah pun naik sikit. lagi boleh guna duit kita buat marketing utk projek low medium kos akan datang. agak mana projek ni? di mana blok d sri rakyat sepatutnya dibina? atau kawasan lapang phasa kedua jalil sutera? hmmmmmm.......... |
