Most of us will support. Team up together is important to us now.
The securities seems doing their jobs much improve compare with the old badges. Congrats to them and keep it up!

firstly good job by the RA in responding to the management and keeping us informed.

Secondly the proposed budget should be analysed and see if they are justified (maybe any residents with the knowledge can help provide some feedback to challenge)

some which I have doubts:
GENERAL MAINTENANCE
Repairs & Replacement (IMS STAFF) - $3000 - what is that ?
Fire protection - $250 (since its a renewal - shouldn't it have already been budgeted somewhere previously ?)
Sewerage maintenance - $1000 - how have we managed to maintain this for past 2 years if it was not budgeted before ?
same for refuse compactor service $700
Miscellaneous $5000 - what is this for ? maybe the management should show us what they use miscellaneous for previously.
Office expenses $2000 - no budget previously ?
after total revenue - total expenditure with new proposed - there is a surplus of $8.3K - where does this go to ???

I'm not an accountant - but just wondering - any accountants out there - is this proposal reasonable at all ?

without justifications and breakdown of the amount proposed, it is just like plucking figures in the air...

Hi residents,

I do notice that the current guards are better than the previous ones. Every day when i come home from work i do notice that they will be more than 4 guards sitting at the entrance chit chatting.
My opinion: Why not cut down the amount of guards stationed at the entrance to 2 persons and install a barrier gate. Let's say that the guards' salary is RM500 per person...in long term u can save a lot there. Installation of barrier gate and it's smart card implementation is a one off expense, although sometimes u'll need some maintenance Smile .

Increase of maintenance fees
My opinion: Since the RA is requesting for a copy of the management's accounts, i think the financial expert among the RA should help them to optimize the usage of the funds collected as the Management claims that the fund collected is insufficient. Insufficiencies of fund should be known earlier (or at least within 1 year of occupancy)....why after a couple of years only it is voiced out? Anyway, if the accounts and reasons provided by the management proves to be reasonable by a financial expert... then i think the increase should be acceptable.

P/S: It is just my personal opinion. Please correct me if I'm wrong Wink

betul kata sf. mana perginya duit kita... siapa tau? tanpa akaun teraudit... cuma khayalan semata-mata. adakah angka-angka ini berdasarkan perbelanjaan sebenar, anggaran atau alasan semata-mata?

Although the barrier gate issue is an old wan...but it may be one of the ways to trim the expenditure that the Management claimed the fund collected to be insufficient. Anyway, where does the parking bay(old issue) rental paid by the residents go to? Back to us or the developer's pocket?

Conclusion: Find ways to trim the unreasonable/unnecessary expenditures(that's what companies normally do rite?) and voice it out to the Management. We are the payers....should have the rights to know where our money is going cos the increase of 34%(76-102) on our maintenance fees is quite a lot. The accountant among us can help us a lot in this issue. If there's nothing to trim and the accounts are proven to be well justified....then i have nothing to say.

Guys,

34% increase after what they have done to our place is too high. If it's 10-15% maybe it's negotiable.

The developer is just too greedy to scoop as much as they can and now put in some mgmt now to dig for more!!!!

To me, this is consider daytime robbing!!!

I've personally spoken to Irwan (mgmt) and he seems to know what they are doing but what the previous mgmt have done to our place is no excuse for them to raise the mgmt fees.

Raymond (RA), we really should stand firm to get the justification before everyone start paying by end of the month.

Again, I would like to thank the RA for putting up notices to inform everyone on the mgmt intention.

kudos to you guys (RA)

whatever it is... i m not interested in any hike in the fees.
currently, i m still not paying.
the guards may seem to "look" like they r doing a better job but even after i complaint of the 3 cars in 1 lot and a few more illegal cars in the compound.... the cars r still there everyday.
even the black perdana WLW5591 is always at the visitor car park everyday..day and night... so what job the guards are doing, i'm still pondering on it.
